Why Uxbridge Properties Get Different Pest Problems
Uxbridge is not a suburban service call. The township sits on the Oak Ridges Moraine, with mature woodlots, kettle lakes and hundreds of kilometres of trail running right up to the edge of residential lots. That is excellent habitat, and it puts a permanent wildlife population next door to the buildings we are asked to protect.
Three property types dominate what we see here, and each fails in its own way:
Century homes and farmhouses. Fieldstone and rubble foundations, original soffits and unsealed utility penetrations give mice a dozen ways in. On these properties, sealing is the job — baiting alone simply feeds a population that keeps being replaced.
Rural acreage with barns and outbuildings. Barns, drive sheds and feed storage are rodent harbourage and bat roosts before they are anything else. A house-only treatment on a property like this reliably fails, because the reservoir is fifty metres away in a building nobody treated.
Village homes backing onto woodlot or trail. Mature trees overhanging a roofline are a highway for raccoons and squirrels. The entry point is almost always the roof edge, not the ground.
There is also a rural Ontario problem that barely registers in the city: cluster flies. They breed in the surrounding fields, gather on sun-facing walls in autumn, and overwinter in attics and wall voids. Uxbridge properties get them; downtown properties largely do not.
Pest Pressure in Uxbridge, Season by Season
What we are called out for in Uxbridge tracks the farming and forestry calendar more closely than it tracks the thermometer. The table below is the pattern our Uxbridge bookings actually follow.
| Season in Uxbridge | What we get called out for | What the visit usually involves |
|---|---|---|
| Spring (Mar–May) | Raccoons and squirrels denning in attics and soffits; skunks under decks and sheds | Attic inspection, one-way door on the active entry, screening of every secondary hole |
| Summer (Jun–Aug) | Wasp and hornet nests in eaves, porch roofs and outbuildings; ants moving indoors; bats in barns and older rooflines | Nest treatment and removal, exterior perimeter work, bat exclusion outside the maternity season |
| Autumn (Sep–Nov) | Field mice moving indoors as the fields are cut; cluster flies gathering on sun-facing walls; rats around feed and compost | Entry-point sealing at foundations and utility penetrations, interior baiting, attic and crawlspace check |
| Winter (Dec–Feb) | Rodents already established in wall voids and attics; overwintering cockroaches and bed bugs in heated spaces | Interior treatment, sanitation of contaminated insulation, follow-up monitoring |

Uxbridge Pest Control Coverage: Where in the Township We Work
We are based at 180 West Beaver Creek Rd in Richmond Hill and cover Uxbridge Township in full — the village and the rural concessions alike. Distance is not a reason we will turn down an Uxbridge call.
Whether it is a village semi or a hundred-acre farm, Diamo is the pest control Uxbridge property owners can book for the whole site, outbuildings included. Not sure whether your address falls inside the township? Call (647) 901-6024 and we will confirm before you book.
Pest Control in Uxbridge: Common Questions
We service Uxbridge Township in full — the village, Goodwood, Sandford, Zephyr, Leaskdale, Udora, Siloam, Quaker Hill and the rural concessions between them. Our shop is at 180 West Beaver Creek Rd in Richmond Hill, so Uxbridge is a scheduled drive rather than a next-street call, but it is a route we run regularly and distance is not a reason we decline work. If you are unsure whether your address falls inside the township, call (647) 901-6024 and we will confirm before you book.
Our emergency line is staffed 24/7 and we aim for same-day response on urgent calls such as an active wasp nest by a doorway, a raccoon that has broken into an occupied attic, or a skunk trapped under a porch. From Richmond Hill the drive to Uxbridge is normally around 45 minutes outside rush hour. We will give you a realistic arrival window on the phone rather than a promise we cannot keep, and we will tell you what to do in the meantime to stay safe.
On rural Uxbridge properties, autumn mouse pressure is driven by the fields being cut. The population outdoors moves at once, and it tests every seam in the building envelope. A seal that held last year can fail through settling, rodent gnawing at a soft material, a new utility penetration, or a gap opening where mortar has weathered.
It is also common for the actual reservoir to be a barn, drive shed or detached garage that was never treated. If mice keep returning on an annual cycle, the inspection needs to cover every structure on the property, not only the house.
Yes, and on acreage properties we usually recommend it. Barns, drive sheds, feed storage and detached garages are where rodents harbour and where bats most often roost. Treating the house alone on a property like that reliably fails, because the source population is still sitting fifty metres away in a building nobody touched. Tell us how many structures are on the property when you book so the inspection is scoped correctly and the quote reflects the real job.
Almost certainly cluster flies. They are a rural Ontario problem rather than a city one: they breed in surrounding fields, gather in large numbers on sun-warmed walls in autumn, then work their way into attics and wall voids to overwinter. They are not a hygiene problem and they do not breed indoors, but they reappear on warm winter days and can be present in the thousands. Treatment is an exterior perimeter application timed before they enter, combined with sealing at the attic and around window frames. Once they are already inside the wall void, the options narrow considerably, so timing matters.
Yes. Bats are common in century rooflines, gable vents and barns across the township. Several of Ontario’s bat species — including the little brown bat and the northern long-eared bat — are legally protected as species at risk, so they cannot simply be killed or trapped. We handle them by humane exclusion: one-way devices that let the colony leave and not return, followed by sealing every secondary gap.
Timing is not optional. Exclusion cannot be done during the summer maternity season, because flightless pups would be sealed inside to die. If you call during that window we will inspect, confirm the roost, secure the interior living space so bats cannot get into rooms, and schedule the exclusion for when it can be done legally and humanely.
